Add 1.0% to the rate to make 2% POINT YSP in the BACK
Add 1.5% to the rate to make 3% POINT YSP in the BACK

Discount Points/RATE buy-down (MAX ALLOWED à 3 Discount Points – 9.99% Floor Rate):

Pay .50% DISCOUNT POINTS at closing to reduce the RATE by .25%
Pay 1% DISCOUNT POINTS at closing to reduce the RATE by .50%
Pay 2% DISCOUNT POINTS at closing to reduce the RATE by 1.00%
Pay 3% DISCOUNT POINTS at closing to reduce the RATE by 1.50%

Standard Pre-pay penalty (PPP):

3 years PPP = 5% PPP of loan original amount


PPP buy-down:
Add .50% to the rate and reduce 1 year off the PPP
Add 1.0% to the rate and reduce 2 years off the PPP
Add 1.5% to the rate to eliminate the PPP completely

OR

Pay 1% DISCOUNT POINT to reduce 1 year off the PPP
Pay 2% DISCOUNT POINTS to reduce 2 years off the PPP
Pay 3% DISCOUNT POINTS to eliminate the PPP completely
